Signs the attic has a mold problem

Most people find attic mold by accident: a trip up for holiday decorations, a roofer pointing a flashlight, or an inspection report during a sale. Look for these:

  • Gray, green or black spotting on the underside of the roof decking or along rafters
  • A musty smell when the attic hatch opens, or in upstairs rooms on hot afternoons
  • Insulation that looks matted, stained or damp
  • Water stains on the ceiling below, especially after a storm or heavy rain
  • Rusty nail tips poking through the decking, or a sweating duct or air handler
  • A bathroom fan duct that ends in the attic instead of at a roof or wall vent

Not sure whether it is mold, old staining or soot? A licensed mold assessment answers that before anyone quotes removal.

Why Corpus Christi attics get wet

Corpus Christi gets only about 32 inches of rain a year, with September the wettest month, but summer dew points average about 74°F and the airport logs about 123 days a year at 90°F or hotter (NOAA 1991–2020, Corpus Christi International Airport). That combination shapes most attic mold here.

Roof leaks after wind and storms

Harvey made landfall on Aug. 25, 2017, about 5 nautical miles east of Rockport, and the National Hurricane Center counted about 15,000 homes destroyed and 25,000 damaged in the landfall counties. Corpus Christi itself saw widespread but mostly minor damage, according to the same report. Hanna came ashore on Padre Island on July 25, 2020. A lifted shingle or a slow flashing leak from any storm can wet decking for months before a ceiling stain shows.

Damp air vented into the attic

As general building science, a bathroom, kitchen or dryer vent that dumps warm, wet air into the attic gives mold a steady supply of moisture right against the decking. It is one of the first things a company should check.

Condensation on AC equipment

Also general building science: when outdoor air holds a dew point near 74°F, any surface cooler than that can collect condensation. In many homes here the air handler and ducts sit in the attic, so a poorly insulated duct, a clogged condensate line or a leaky connection can drip onto insulation and framing. If the ducts themselves are involved, see the AC and HVAC mold page.

What attic mold work typically involves

Every job is different, and on a Texas job of 25 contiguous square feet or more the assessor's written protocol sets the steps. A typical sequence:

  1. Find the water

Trace the leak, vent or condensation source with moisture readings. A roofer or HVAC contractor may need to fix it first.

  2. Assessment and protocol

For 25 square feet or more, a licensed mold assessment consultant maps the growth and writes a remediation protocol for your attic.

  3. Containment

The remediation company seals the attic hatch and any openings to the living space so spores and dust stay up top.

  4. Removal and cleaning

Wet or moldy insulation is bagged out. Decking and rafters are cleaned, or replaced where the protocol calls for it.

  5. Clearance and certificate

The assessor checks the work and, when it passes, the remediator issues the Certificate of Mold Damage Remediation within 10 days.

Rebuild work, such as new decking, roofing or insulation, is often a separate trade. In the City of Corpus Christi, including Flour Bluff and Padre Island, roofing and siding work uses Form 1003. Mold cleanup itself usually isn't permitted work, but rebuilding often is. Coastal roof work may also need a TDI windstorm (WPI-8) inspection to keep TWIA eligibility; TDI exempts roof repairs under 100 square feet that don't involve decking. In Kingsville, re-roofing needs a building permit. In other towns, check with your city building department.

What attic mold removal costs

No local price list exists, so these are dated national ranges. Attics vary widely because a small spot by one vent and a whole roof plane of stained decking are very different jobs. For the full table and a calculator, see the mold remediation cost guide.

On a Texas job of 25 square feet or more, expect the assessor and the remediator to bill separately, because they must be different companies. Insurance is case by case: TDI says most policies cover sudden and accidental water damage but won't cover mold removal except to repair damage caused by a covered risk, and on the coast wind may fall under TWIA. Many policies cap or exclude mold; check your declarations page.

Texas mold rules for attic jobs

Texas requires TDLR licenses for mold assessment and remediation work on 25 or more contiguous square feet (Occ. Code §1958.101–.102). Verify any company at tdlr.texas.gov/LicenseSearch.

In Texas, the company that assesses your mold and writes the protocol cannot be the company that removes it on the same project, and one owner can't hold both (Occ. Code §1958.155).

Under 25 contiguous square feet, a homeowner can clean it themselves or hire anyone. At 25 sq ft or more, hired work needs licensed companies, a written protocol, a work plan, TDLR notification (5 days ahead, or the next business day in a water-damage emergency), a clearance assessment, and a Certificate of Mold Damage Remediation within 10 days. The statute also exempts owners and tenants doing their own work under 25 sq ft, and owners of residential property with fewer than 10 units at any size (§1958.102(e)); read the statute or ask a professional before relying on an exemption.

Ask for the Certificate of Mold Damage Remediation (TDI form MDR-1). Insurers can't make underwriting decisions based on remediated mold damage when you have it (Ins. Code §544.303), and you must give buyers copies from the last five years (§1958.154(b)).

Questions to ask before you hire

  • What are the TDLR license numbers for the assessor and for the remediation company?
  • What caused the moisture, and who is fixing the roof, vent or duct?
  • Will I get the protocol and the work plan in writing before work starts?
  • Is decking or insulation replacement included, or quoted by another trade?
  • Who performs the clearance assessment, and will I receive the Certificate of Mold Damage Remediation?
  • Will you provide before-and-after photos and written records I can give my insurer?

Attic mold questions

What causes attic mold in Corpus Christi?

Usually water from one of three places: a roof leak after wind or a storm, a bathroom or kitchen fan that blows damp air into the attic instead of outdoors, or condensation on cool AC ducts and air handlers sitting in a hot attic. Corpus Christi summer dew points average about 74°F (NOAA 1991–2020), so moist air is never far away. The fix has to address the water, not only the stain.

Do I need a licensed company to remove attic mold in Texas?

If you hire someone and the mold covers 25 contiguous square feet or more, yes. Texas requires TDLR licenses for mold assessment and remediation work at that size (Occ. Code §1958.101–.102), and the assessor and remediator must be different companies. Under 25 square feet, a homeowner can clean it or hire anyone. Verify any company at tdlr.texas.gov/LicenseSearch.

Does homeowners insurance cover attic mold in Texas?

It depends on the cause. TDI says most policies cover sudden and accidental water damage but not a continuous leak, and won't cover mold removal except to repair damage caused by a covered risk. On the coast, wind damage may fall under a TWIA policy rather than your home policy. Many policies cap or exclude mold, so check your declarations page and ask your agent.

Does replacing moldy roof decking need a windstorm inspection?

It can. TDI says most roof replacements and major repairs in the designated coastal catastrophe area need a windstorm inspection, while roof repairs under 100 square feet that don't involve decking are exempt. Replacing decking is decking work, so ask the roofer whether a WPI-8 inspection applies to your job. Mold cleaning by itself is not windstorm work.

How much does attic mold removal cost?

Published national estimates put attic mold remediation at $1,500–$9,000 (Fixr, Aug 2025) or $1,000–$4,000 (This Old House, Mar 2026). Size, how much decking or insulation comes out, access, and whether ducts are involved move the price. A separate assessment adds cost on Texas jobs of 25 square feet or more.
