Signs you may have a mold problem

In a Corpus Christi home, mold usually follows a leak, storm water or humid air meeting a cool surface. Look for:

  • A musty smell that is stronger when the AC first kicks on, or when you open a closet or a closed-up room.
  • Dark streaks or spots around ceiling AC vents and supply registers.
  • Spotting on a bathroom ceiling, often near the exhaust fan or above the shower.
  • Brown water stains on a ceiling or wall after a roof leak, a plumbing leak or an overflowing AC drain pan.
  • Swollen baseboards, bubbling paint or soft drywall along a wall that got wet.
  • Dark growth on attic roof decking or insulation after a storm.

TDLR says it is generally not necessary to identify the species of mold growing in a residence. If anyone in the home has health concerns, talk to a doctor; this site does not give medical advice.

Texas mold rules in 60 seconds

  • The 25 square foot line. Under 25 contiguous square feet, a homeowner can clean it themselves or hire anyone. At 25 sq ft or more, hired work needs licensed companies, a written protocol, a work plan, TDLR notification (5 days ahead, or the next business day in a water-damage emergency), a clearance assessment, and a Certificate of Mold Damage Remediation within 10 days.
  • Two separate companies. In Texas, the company that assesses your mold and writes the protocol cannot be the company that removes it on the same project, and one owner can't hold both (Occ. Code §1958.155).
  • The certificate. Ask for the Certificate of Mold Damage Remediation (TDI form MDR-1). Insurers can't make underwriting decisions based on remediated mold damage when you have it (Ins. Code §544.303), and you must give buyers copies from the last five years (§1958.154(b)).
  • Check the license. Texas requires TDLR licenses for mold assessment and remediation work on 25 or more contiguous square feet (Occ. Code §1958.101–.102). Verify any company at tdlr.texas.gov/LicenseSearch.

Owners of residential property with fewer than 10 units may be exempt from licensing for work on their own property at any size (§1958.102(e)). Read the statute or ask TDLR before relying on an exemption. This is general information, not legal advice.

Why Corpus Christi homes get mold

The air carries the water. Corpus Christi gets about 32 inches of rain a year, with September the wettest month, about 123 days a year at 90°F or hotter, and summer dew points averaging about 74°F (NOAA 1991–2020, Corpus Christi International Airport).

Cool surfaces sweat. As general building science, any surface cooler than the dew point can collect condensation. In a Coastal Bend summer that can include AC ducts and air handlers in a hot attic, supply vents, cold-water lines and walls in an over-cooled room. A failed AC, or a vacation home closed up for weeks, gives humid air time to settle in.

Storms add water all at once. Hurricane Harvey made landfall on Aug. 25, 2017, about 5 nautical miles east of Rockport. The National Hurricane Center reports about 15,000 homes destroyed and another 25,000 damaged across Aransas, Nueces, Refugio and eastern San Patricio counties. Hurricane Hanna came ashore on Padre Island on July 25, 2020, and pushed a 6.24 ft surge at Bob Hall Pier. Further back, the National Weather Service reports that Hurricane Celia (Aug. 3, 1970) damaged about 70% of Corpus Christi residences, and the 1919 storm left only three buildings standing on North Beach.

Many homes have some age. About 46% of homes in the city of Corpus Christi were built before 1980, and the median home was built in 1982 (Census ACS 2020–2024 5-year). In the 78404 ZIP around Del Mar and Ocean Drive, the median build year is 1954. From Calallen to Flour Bluff, North Beach and Padre Island, the details differ, but the moisture is the same.

What mold remediation costs

Published national guides put remediation at about $10 to $25 per square foot of affected area (This Old House, Mar 2026) or $10 to $30 (Fixr, Aug 2025). For 100 square feet, that often means $1,000 to $2,500. Quotes come from independent companies, not this site.

Insurance after a storm or leak

The Texas Department of Insurance says most home policies cover sudden and accidental water but won't cover mold removal, except to repair damage caused by a covered risk. On the coast, wind and hail may be under TWIA, and flood needs a separate policy, which usually has a 30-day waiting period. Mold coverage follows the cause of the water. Many policies cap or exclude mold; check your declarations page.

Common questions

Is Corpus Christi Mold Remediation a mold company?

No. Despite the name, it is a free quote service. You describe the mold problem once, and independent mold inspection and remediation companies that work in Corpus Christi and the Coastal Bend can reply with quotes. The company you choose writes the contract and does the work. Companies may pay to receive requests. Asking is free, and you never have to hire anyone.

How much does mold remediation cost in Corpus Christi?

Published national guides put remediation at about $10 to $25 per square foot of affected area (This Old House, Mar 2026), so 100 square feet often lands near $1,000 to $2,500. Fixr (Aug 2025) gives a typical job range of $1,500 to $9,000. These are estimates, not quotes. See the cost guide and calculator.

Does a mold company need a license in Texas?

For most hired jobs, yes. Texas requires TDLR licenses for mold assessment and remediation work on 25 or more contiguous square feet (Occ. Code §1958.101–.102). Verify any company at tdlr.texas.gov/LicenseSearch by name or license number before you hire. Not every company that replies will hold a license, so check each one yourself.

Can the same company test for mold and remove it?

Not on the same project. In Texas, the company that assesses your mold and writes the protocol cannot be the company that removes it on the same project, and one owner can't hold both (Occ. Code §1958.155). Expect to deal with two separate companies on a licensed job.

Can I clean small mold spots myself?

Often, yes. Under 25 contiguous square feet, a homeowner can clean it themselves or hire anyone. Fix the moisture first, scrub with detergent and water, wear gloves and a mask, and dry the area fully. If you find more mold as you work and the total reaches 25 square feet, the licensing rules for hired work apply.

Does homeowners insurance cover mold in Texas?

Sometimes. The Texas Department of Insurance says most policies cover a sudden and accidental release of water but won't cover mold removal, except to repair damage caused by a covered risk. Many policies cap or exclude mold; check your declarations page. On the coast, wind may fall under TWIA and flood under a separate flood policy. No one can promise coverage.
