Mold and dust streaks around a ceiling AC vent

Signs of mold in the AC system

  • A musty smell that starts when the AC kicks on and fades when it stops
  • Dark spotting on supply vents or the ceiling around them
  • Water in the drain pan, a backed-up condensate line or a wet air handler closet
  • Ducts in the attic that "sweat," with damp insulation or stained drywall below
  • Rooms that feel cool but clammy even with the AC running
  • Growth inside the air handler cabinet or on the return grille

Some dark streaks around vents are dust or soot, not mold. An assessment can tell the difference before anyone quotes a duct job.

Why AC systems grow mold in Corpus Christi

Corpus Christi gets about 32 inches of rain a year, September the wettest month, about 123 days a year at 90°F or hotter, and summer dew points averaging about 74°F (NOAA 1991–2020, Corpus Christi International Airport).

That moisture is the key. As general building science, any surface cooler than the dew point can collect condensation. In summer here, that can include ducts and air handlers in a hot attic, supply registers, cold refrigerant lines and the back of drywall in a room kept very cold. Water that collects and does not drain away gives mold what it needs.

Homes that sit empty make it harder. In Port Aransas, about 36% of housing units are held for seasonal or occasional use, and in the 78418 ZIP area that covers Flour Bluff and Padre Island the share is about 12% (ACS 2020–2024 5-year estimates). A house closed up with the AC off or set high in August can build up humidity while no one is there. See Port Aransas and Padre Island, or humidity and mold prevention.

What HVAC mold work typically involves

  1. Assessment

A licensed assessor checks the air handler, drain pan, coil area, ducts and vents, and the rooms they serve, and finds where the moisture comes from.

  2. Protocol

For 25 square feet or more, the assessor writes a protocol saying what gets cleaned, what gets replaced and how the system is protected during work.

  3. Remediation

A separate licensed remediation company does the work. The system is usually shut down and openings sealed so spores are not blown through the house. Flexible duct and duct liner with growth are commonly replaced rather than cleaned.

  4. Fix the moisture

An HVAC contractor clears drains, seals or insulates ducts and corrects airflow so condensation stops. Texas mold law excludes HVAC repair from its rules when it is not done for mold assessment or remediation.

  5. Clearance and certificate

The assessor returns for clearance. On licensed jobs, you should receive the Certificate of Mold Damage Remediation within 10 days.

Mold on the ceiling around a vent can also be part of a bigger ceiling problem; see bathroom and ceiling mold and attic mold.

What AC and duct mold removal costs

This Old House (Mar 2026) breaks HVAC work down further: furnace and air handler $3,000–$5,000, and central AC up to $10,000. Fixr's range includes air duct removal. For testing, Fixr (Jan 2025) lists HVAC tests at $50–$75 per test and says hard-to-reach HVAC can push an inspection as high as $1,500.

Keeping mold out of the AC

As general advice for a humid coastal house:

  • Keep the condensate drain line clear and the drain pan dry
  • Change filters on schedule and keep return grilles unblocked
  • Commonly cited guidance, including EPA's, is to keep indoor relative humidity below 60%; a hygrometer shows where you are
  • Have a system checked if rooms feel clammy, ducts sweat or the system short-cycles
  • For a vacation home or rental, think twice before shutting the AC off entirely in summer, and ask an HVAC contractor about humidity control

Texas mold rules in brief

Licensing: Texas requires TDLR licenses for mold assessment and remediation work on 25 or more contiguous square feet (Occ. Code §1958.101–.102). Verify any company at tdlr.texas.gov/LicenseSearch.

Two companies: In Texas, the company that assesses your mold and writes the protocol cannot be the company that removes it on the same project, and one owner can't hold both (Occ. Code §1958.155).

The certificate: Ask for the Certificate of Mold Damage Remediation (TDI form MDR-1). Insurers can't make underwriting decisions based on remediated mold damage when you have it (Ins. Code §544.303), and you must give buyers copies from the last five years (§1958.154(b)). It does not guarantee coverage or a sale.

Questions to ask

  • What are the TDLR license numbers for the assessor and the remediation company?
  • Will the protocol and work plan be in writing, and do they say which ducts are cleaned and which are replaced?
  • Who fixes the condensation source, and is that HVAC work in this quote or separate?
  • How will the system and the rest of the house be protected during work?
  • Who does clearance, and will I receive the Certificate of Mold Damage Remediation?
  • What documentation will I get if I file an insurance claim?

AC and HVAC mold questions

Why is there mold in my AC vents?

Usually because of condensation. As general building science, when cold supply air meets humid indoor air, the vent and the ceiling around it can drop below the dew point and stay damp. A clogged condensate drain, leaky or poorly insulated ducts, or an oversized system can make it worse. Some dark streaks around vents are dust rather than mold, which an assessment can sort out.

Can mold in air ducts be cleaned, or do the ducts need replacing?

It depends on the duct material and how far the growth goes. Hard ducts can often be cleaned, while flexible duct and duct liner with growth are commonly replaced. The assessor's protocol should say which, and the moisture problem has to be fixed either way.

How much does HVAC mold removal cost?

Fixr and This Old House both put HVAC and duct mold work at about $3,000 to $10,000. This Old House lists furnace and air handler work at $3,000 to $5,000 and central AC up to $10,000. These are national estimates, not quotes.

Does my HVAC contractor need a mold license?

Texas mold law excludes HVAC diagnosis and repair when it is not done for the purpose of mold assessment or remediation. Cleaning or removing mold from the system is a different matter: for hired work of 25 contiguous square feet or more, ask whether the company holds a TDLR mold remediation license and who the separate assessor is.
