Signs the mold needs more than a sponge
Mold needs moisture. In a humid Gulf Coast house, that usually means a slow leak, the AC system or storm water, not just a shower.
- A musty smell that comes back after you clean, often near an AC closet, a bathroom or a room that stays shut
- Spotting that spreads across drywall, a ceiling or baseboards
- Bubbling paint or soft drywall below a window, beside a tub or on an exterior wall
- A roof leak, plumbing leak or flood water that stayed wet for days
- An area that looks bigger than a 5 by 5 foot patch, which is 25 square feet

What mold remediation typically involves in Texas
For hired work of 25 contiguous square feet or more, Texas law sets out the steps, and two different licensed companies take part.
Assessment
A licensed mold assessment consultant inspects the home, traces the moisture and maps how far the growth runs.
Written protocol
The assessor writes a project protocol covering areas, methods, containment and clearance criteria.
Work plan and TDLR notice
A separate licensed remediation company writes a work plan that follows the protocol and notifies TDLR at least 5 days before starting, or by the next business day in a water-damage emergency. TDLR lists a $25 notification fee for owner-occupied residential jobs.
Containment
The work area is usually sealed off with plastic sheeting, and an air scrubber filters the air so spores stay out of the rest of the house.
Removal and cleaning
Porous material with growth, such as drywall, insulation and carpet pad, is commonly cut out and bagged. Framing and hard surfaces are cleaned as the protocol directs.
Fix the moisture and dry
The roof, plumbing or AC problem that caused the mold has to be fixed, often by another trade, and materials dried before walls close up.
Clearance
The licensed assessor returns for a post-remediation assessment and issues a clearance report if the work passes.
Certificate and photos
Within 10 days of finishing, you should receive the Certificate of Mold Damage Remediation, and the remediator must give you the required before and after photos within 10 calendar days of the stop date. See the full process.
The 25 square foot line
Under 25 contiguous square feet, a homeowner can clean it themselves or hire anyone. At 25 sq ft or more, hired work needs licensed companies, a written protocol, a work plan, TDLR notification (5 days ahead, or the next business day in a water-damage emergency), a clearance assessment, and a Certificate of Mold Damage Remediation within 10 days.
There are narrow owner exemptions: for example, an owner of residential property with fewer than 10 dwelling units generally does not need a license to work on that property at any size (§1958.102(e)). They do not cover a company you hire, so check the TDLR rules before relying on one. TDLR also says a licensed remediator on a job under 25 square feet is still bound by the rules.
Growth often continues behind drywall or under flooring, which is one reason an assessment comes first on bigger jobs. Read more in Texas mold rules and the 25 square foot line.
Two companies, not one
In Texas, the company that assesses your mold and writes the protocol cannot be the company that removes it on the same project, and one owner can't hold both (Occ. Code §1958.155).
That keeps the company that sizes the job separate from the one paid to do it. Ask each company that replies which role it plays, and check both license numbers with the TDLR license search.
Mold removal in Corpus Christi homes
Rain is only part of it here. Corpus Christi gets about 32 inches of rain a year, September the wettest month, about 123 days a year at 90°F or hotter, and summer dew points averaging about 74°F (NOAA 1991–2020, Corpus Christi International Airport). As general building science, surfaces cooler than the dew point, such as attic ducts and supply vents, can collect condensation. See AC and HVAC mold.
The housing stock matters too. The median home in the City of Corpus Christi was built in 1982, and about 46% of homes predate 1980 (ACS 2020–2024 5-year estimates). In the 78404 ZIP area around Del Mar and Ocean Drive, the median build year is 1954. Most homes here are slab-on-grade; older homes and many coastal homes are raised. For homes built before 1978, ask how the company handles possible lead paint and asbestos.
Storms leave their own moisture. Hurricane Harvey made landfall about 5 nautical miles east of Rockport on Aug. 25, 2017, and Hurricane Hanna made landfall on Padre Island on July 25, 2020 (National Hurricane Center). See hurricane and flood mold.
Independent companies also quote in Flour Bluff, Padre Island, Portland, Rockport and Fulton, Aransas Pass and Ingleside, Port Aransas, Robstown and Kingsville.
Where the mold is changes the job: attic, bathroom and ceiling, walls and drywall, AC and ducts, or a rental home.
What about black mold?
Color does not change the Texas process. TDLR says that generally it is not necessary to identify the species of mold growing in a residence. Size and location drive the job. More in black mold facts.

Texas mold rules in brief
Licensing: Texas requires TDLR licenses for mold assessment and remediation work on 25 or more contiguous square feet (Occ. Code §1958.101–.102). Verify any company at tdlr.texas.gov/LicenseSearch.
The certificate: Ask for the Certificate of Mold Damage Remediation (TDI form MDR-1). Insurers can't make underwriting decisions based on remediated mold damage when you have it (Ins. Code §544.303), and you must give buyers copies from the last five years (§1958.154(b)). It does not guarantee coverage or a sale.
Insurance: TDI says most home policies won't cover mold removal, except to repair damage caused by a covered risk. Many policies cap or exclude mold; check your declarations page. See insurance and mold in Texas.

Mold removal questions
Is mold removal the same as mold remediation in Texas?
Companies use both words. Texas law uses remediation: the removal, cleaning, sanitizing, demolition or other treatment of mold or mold-contaminated matter. On a hired job of 25 contiguous square feet or more, it also means a separate licensed assessor, a protocol, clearance and a Certificate of Mold Damage Remediation.
Can I remove the mold myself?
Under 25 contiguous square feet, a homeowner can clean it themselves or hire anyone. Some owner exemptions go further, but they are narrow, so check TDLR before relying on one. Growth inside walls, in ducts or after flood water is a common reason to get quotes instead.
Can one company inspect and remove the mold?
Not on the same project. In Texas, the company that assesses your mold and writes the protocol cannot be the company that removes it on the same project, and one owner can't hold both (Occ. Code §1958.155). Expect two companies on any licensed job: an assessor and a remediator.
How much does mold removal cost in Corpus Christi?
No local price list exists. Published national estimates run about $10 to $30 per square foot (Fixr, Aug 2025) or $10 to $25 (This Old House, Mar 2026), and a typical job often lands between $1,200 and $9,000. The separate assessment and any rebuild add to that. Quotes come from independent companies, not this site.
Will the mold come back after remediation?
It can if the moisture comes back, so the roof, plumbing or AC problem has to be fixed too. On the Certificate of Mold Damage Remediation, the assessor can mark that the underlying cause has been remediated.
