Tell companies about the mold

No obligation. Independent local companies reply to you directly.

What happens next

  1. Your request is passed along

It goes to independent mold companies that work in your area. Someone may call or text if a key detail is missing, such as your ZIP code or a rough size.

  2. Companies contact you

They may ask questions, ask for photos or set a time to look. Companies reply on their own schedules, and replies can be slower after a hurricane or a week of heavy rain.

  3. You compare and decide

Ask each company for a written estimate and its TDLR license number. Quotes are free, and you are not obligated to hire anyone.

What helps companies quote accurately

A few details save a lot of back and forth. You don't need all of them, and rough is fine.

  • Where it is. A bathroom ceiling, a closet, behind a baseboard, the attic, around the air handler or an AC vent, or a wall that got wet. Include your town or ZIP code.
  • Roughly how big. A dinner plate, a 3 by 3 foot patch, one wall, a whole room. Companies will measure. Size matters in Texas: hired mold work on 25 or more contiguous square feet needs licensed companies, a written protocol and a separate assessor.
  • The water source, if you know it. A roof leak, a plumbing leak, an AC condensate line, rain flooding or storm surge.
  • When it got wet. Days ago, weeks ago or not sure. Timing helps a company plan drying and tear-out.
  • Own, rent or condo. Renters should give the landlord notice, in writing is safest, and keep a copy. Condo owners should check with the association, since who handles what depends on the building's documents.
  • Insurance or storm claim. Say if a claim is open. Many policies cap or exclude mold, so check your declarations page.
  • Photos later. You don't need to upload anything now. A company may ask for photos when it contacts you. Take them before anything is moved or cleaned.

Before you sign with anyone

Texas requires TDLR licenses for mold assessment and remediation work on 25 or more contiguous square feet (Occ. Code §1958.101–.102). Verify any company at tdlr.texas.gov/LicenseSearch. In Texas, the company that assesses your mold and writes the protocol cannot be the company that removes it on the same project, and one owner can't hold both (Occ. Code §1958.155).

  • Get the remediation protocol (from the assessor) and the work plan (from the remediator) in writing before work starts.
  • Ask who will do the post-remediation clearance assessment.
  • Ask for the Certificate of Mold Damage Remediation (TDI form MDR-1) when the job is done. Texas requires the remediator to provide it within 10 days.
  • As general advice, don't pay the full amount upfront, especially to someone who knocked on your door after a storm.
