Aransas Pass is a harbor town. It lies on the shore of Redfish Bay, connects to Mustang Island by a causeway and a free ferry, and lists shrimping and tourism as its main industries, with the shrimp fleet sailing from Conn Brown Harbor. A 2.5-mile earthen seawall was built in 1927 to protect it. Ingleside, founded in 1854, was home to Naval Station Ingleside until the base officially shut down on April 30, 2010; the main base property went to the Port of Corpus Christi. Ingleside on the Bay is a separate small city.

Storm records for the two towns

During Hurricane Celia on Aug. 3, 1970, the NWS Corpus Christi office recorded a central pressure of 944 mb at Ingleside and estimated the storm's highest gust, 180 mph, at Aransas Pass (and Robstown). The two NWS pages on Celia disagree on its category and exact landfall point, but both place it on this stretch of coast.

In 2017, the National Hurricane Center recorded Hurricane Harvey's highest observed sustained winds on land, 96 kt, near Aransas Pass. San Patricio County is included in federal declaration DR-4332.

What this means for mold today is simple: roofs, windows and walls on this shore have been repaired more than once, and every repair is a place water can find later. A musty smell is worth tracing, not ignoring.

Mold questions that come up here

Mobile and manufactured homes

About one in seven Aransas Pass housing units is a mobile home (ACS). Thin floor and ceiling cavities, roof seams and plumbing under the floor are the usual trouble spots. See wall and drywall mold for how hidden leaks are found.

Newer, owner-occupied homes in Ingleside

Ingleside's homes are mostly 1990s and newer. In a humid climate, the usual sources are AC condensate, ducts in a hot attic and bathroom ventilation. See AC and HVAC mold and bathroom ceiling mold.

Which policy pays

Texas Department of Insurance guidance says most home policies cover sudden and accidental water but not a continuous leak, and won't cover mold removal except to repair damage caused by a covered risk. On the coast, wind may be insured through TWIA, flood is a separate policy, and mold follows the cause. Many policies cap or exclude mold; check your declarations page. This site does not handle claims.

Texas mold rules. Texas requires TDLR licenses for mold assessment and remediation work on 25 or more contiguous square feet (Occ. Code §1958.101–.102). Verify any company at tdlr.texas.gov/LicenseSearch. Under 25 contiguous square feet, a homeowner can clean it themselves or hire anyone. In Texas, the company that assesses your mold and writes the protocol cannot be the company that removes it on the same project, and one owner can't hold both (Occ. Code §1958.155).

Mold cleanup itself usually isn't permitted work, but rebuilding often is; check with your city building department. Typical published ranges are $10–$30 per square foot (Fixr, Aug 2025) and $10–$25 (This Old House, Mar 2026); the cost guide has the full table.

Aransas Pass and Ingleside mold questions

Is mold in a mobile home handled differently?

The Texas rules are the same: hired work on 25 or more contiguous square feet needs a licensed assessor and a separate licensed remediation company. What differs is the building. Floors, walls and ceilings are thinner, so leaks spread quickly and some materials are cheaper to replace than to clean. Ask the assessor to note in the protocol what should be removed and why.

Will my insurance pay for mold after a storm?

It depends on the cause. Texas Department of Insurance guidance says most home policies won't cover mold removal except to repair damage caused by a covered risk. On the coast, wind damage may fall under TWIA, flood under a separate flood policy with a 30-day wait, and mold follows the cause. Many policies cap or exclude mold; check your declarations page.

Who handles permits in Aransas Pass and Ingleside?

Each city has its own building department. Mold cleanup itself usually isn't permitted work, but rebuilding often is, so check with the Aransas Pass or Ingleside building department before replacing drywall, roofing or plumbing. Ingleside on the Bay is a separate small city. On the coast, roof or window repairs may also need a TDI windstorm inspection.
