How do I know if I have mold?
Look for a musty smell, dark spots or streaks, water stains, bubbling paint or soft drywall. In Corpus Christi homes, common spots are around ceiling AC vents, bathroom ceilings near the fan, under sinks, behind baseboards after a leak, and on attic roof decking after a storm. If you can see it, you usually don't need a test to confirm it is mold.
Can mold make you sick?
Mold affects people differently, and this site can't tell you what it means for your health. The EPA and CDC both publish plain guides on mold and health. If anyone in the home has symptoms or breathing problems, talk to a doctor. This site does not give medical advice.
Is black mold more dangerous than other mold?
Color doesn't tell you much, and the cleanup is the same: fix the water and remove the growth carefully. TDLR says it is generally not necessary to identify the species of mold growing in a residence. A large dark patch is treated like any other large mold problem, with the 25 square foot rules applying to hired work.
How fast should I act after a leak or flood?
Quickly. Stop the water if you safely can, then start drying with fans, the AC and a dehumidifier. EPA guidance generally advises drying wet materials within 24 to 48 hours. Photograph everything before anything is thrown out, and call your insurer. Texas treats a water-damage event where delay would increase mold as an emergency for TDLR notice.
Cost
How much does mold remediation cost in Corpus Christi?
Published national guides put remediation at about $10 to $25 per square foot of affected area (This Old House, Mar 2026). Fixr (Aug 2025) gives a typical job range of $1,500 to $9,000, and This Old House $1,200 to $3,750. These are estimates, not quotes. Try the cost calculator, then compare written quotes.
How much does a mold inspection cost?
Fixr's January 2025 national figures put a standalone mold inspection with testing at $450 to $800, with an average near $500. An inspection alone runs about $300 to $600, an air test about $500 to $700, and a tape or swab test about $150 to $200. On a licensed Texas job, the assessor is a separate company from the remediator.
Why are mold quotes so different?
They may cover different work. One quote may include containment, removal, drying and rebuild; another may skip rebuild or assume less hidden damage. Attics, air handlers and storm-flooded rooms all add cost. Ask each remediator for a written work plan that follows the assessor's protocol, so you compare the same job.
Texas rules
Do mold companies need a license in Texas?
For most hired work, yes. Texas requires TDLR licenses for mold assessment and remediation work on 25 or more contiguous square feet (Occ. Code §1958.101–.102). Verify any company at tdlr.texas.gov/LicenseSearch. Not every company that replies will hold a license, so look each one up yourself before you sign.
What is the 25 square foot rule?
Under 25 contiguous square feet, a homeowner can clean it themselves or hire anyone. At 25 sq ft or more, hired work needs licensed companies, a written protocol, a work plan, TDLR notification (5 days ahead, or the next business day in a water-damage emergency), a clearance assessment, and a Certificate of Mold Damage Remediation within 10 days.
Can one company test and remove my mold?
Not on the same project. In Texas, the company that assesses your mold and writes the protocol cannot be the company that removes it on the same project, and one owner can't hold both (Occ. Code §1958.155). Be wary of any offer to test, remove and clear the same job under one roof.
What is a Certificate of Mold Damage Remediation?
It is the form (TDI form MDR-1) the licensed remediator gives you within 10 days of finishing, with the assessor's statement that the mold was remediated. Insurers can't make underwriting decisions based on remediated mold damage when you have it (Ins. Code §544.303), and you must give buyers copies from the last five years (§1958.154(b)). It does not guarantee coverage or a sale.
Do I need a license to clean mold in my own home?
Usually not for small areas. Owners and tenants can do their own work under 25 contiguous square feet. Owners of residential property with fewer than 10 units may be exempt from licensing for their own property at any size (§1958.102(e)). Read the statute or ask TDLR before relying on an exemption. This is general information, not legal advice.
Testing
Do I need mold testing?
Often not. TDLR says testing to determine what kind of mold is present is not required before remediation or cleaning. An assessment is most useful when you smell mold but can't find it, before buying a home, in a dispute, or on a licensed job of 25 or more square feet, where an assessor writes the protocol. See mold inspection and testing.
What is clearance testing?
After a licensed remediation, the assessor returns to check that the mold identified for the project has been remediated as the protocol describes, before walls are closed. That check supports the Certificate of Mold Damage Remediation. Ask the assessor whether clearance is included in the fee, since it often is.
Storms and insurance
Does homeowners insurance cover mold in Texas?
Sometimes. TDI says most home policies cover a sudden and accidental release of water but not a continuous leak, and won't cover mold removal except to repair damage caused by a covered risk. Mold removal can be an optional endorsement. Many policies cap or exclude mold; check your declarations page. No one can promise coverage.
Does flood insurance or TWIA cover mold after a hurricane?
It depends on the cause of the water. On the coast, wind and hail may be covered by TWIA rather than your home policy, and flood needs a separate flood policy, which TDI says usually has a 30-day waiting period. Mold follows the cause. TDI also notes that TWIA won't sell a policy while a hurricane is in the Gulf. See hurricane and flood mold.
How do I avoid storm cleanup scams?
As general advice, verify the TDLR license, get the protocol and work plan in writing, and don't pay in full upfront. Texas's home solicitation law (Bus. & Com. Code ch. 601) generally lets a consumer cancel many in-home sales until midnight of the third business day after signing; ask whether it applies to your contract.
Renters and condos
Is my landlord responsible for mold in Texas?
Texas law doesn't name mold, but if mold comes from a leak that affects health or safety, Texas Property Code §92.052 can require the landlord to make a diligent effort to repair once you give proper notice (in writing is safest). After hurricane damage, the repair clock may wait for insurance proceeds (§92.054). Not legal advice. See rental mold.
How long does a Texas landlord have to fix a leak?
Under §92.056(d), there is a rebuttable presumption that seven days is a reasonable time to repair after notice. Sending notice by certified mail or another trackable method helps under §92.056. TDLR says it cannot require a landlord to clean or remove mold. For advice about your lease, the State Bar Lawyer Referral line is (800) 252-9690. Not legal advice.
Who handles mold in a condo or vacation rental?
It depends on where the water came from and on your association's documents, which can split repairs between the association and the unit owner. Read your declaration and bylaws, and tell the association manager in writing with photos. This site has not reviewed Texas condo law in detail, so ask a Texas attorney if there is a dispute.
