A town of second homes and condos

Port Aransas has about 3,773 residents (Census PEP, July 1, 2025) but far more homes than households. In the ACS 2020–2024 5-year survey, 36.4% of housing units are held for seasonal, recreational or occasional use, and 43.3% are in buildings with two or more units. The 2020 Census counted 4,852 housing units, 71.1% of them vacant at the time of the count. The median home value is $588,700 (ACS), the highest in the area.

So the typical Port Aransas mold call is not a family noticing a smell. It is an owner, a property manager or a cleaning crew opening a unit that has been closed, sometimes for weeks.

Between guests: what to check

General building science, not a rule for every unit: in summer, the outdoor dew point averages about 74°F (NOAA 1991–2020, Corpus Christi International Airport). Any surface inside that runs cooler than that can collect condensation, and a unit with the AC off or cycling rarely dries out.

  • AC closet, drain pan and condensate line
  • Supply vents and the ceiling around them
  • Under the kitchen and bathroom sinks
  • Closets and furniture backed against outside walls
  • Ground-level storage or enclosures under elevated homes after high water

Built for surge, and still getting wet

1916 and 1919

The 1916 Texas hurricane destroyed Port Aransas except for a few buildings. The Nueces County Flood Insurance Study says the town was "entirely destroyed" in the 1919 storm.

Harvey, 2017

The NHC reports a USGS high-water mark of 6.4 feet above ground near Port Aransas, surge that damaged or destroyed many coastal structures, and a six-day interruption to the town's main water supply.

Flood maps

The current Nueces County flood maps took effect Oct. 13, 2022, with revised coastal zones on Mustang Island. VE-zone rules, as the City of Corpus Christi describes them for the same county maps, call for elevated construction without fill, which likely helps explain the many homes on pilings here. Rules for a condo or rental job

Texas mold rules. Texas requires TDLR licenses for mold assessment and remediation work on 25 or more contiguous square feet (Occ. Code §1958.101–.102). Verify any company at tdlr.texas.gov/LicenseSearch. In Texas, the company that assesses your mold and writes the protocol cannot be the company that removes it on the same project, and one owner can't hold both (Occ. Code §1958.155). At 25 square feet or more, the job also needs a written protocol, a work plan, TDLR notification, a clearance assessment and a Certificate of Mold Damage Remediation within 10 days.

In a condo building, mold that starts in a shared wall or roof may involve the association as well as the owner. Texas condominium law was not part of this site's research, so read your governing documents and ask the association manager who handles common-element leaks.

Mold cleanup itself usually isn't permitted work, but rebuilding often is. Port Aransas is its own city, so check with the city building department before rebuilding, and ask the rebuild contractor about a TDI windstorm inspection for roof, window or framing work. Published ranges for typical jobs appear in the cost guide.

Port Aransas mold questions

Who pays for mold in a Port Aransas condo, the owner or the association?

It depends on where the water came from and what your association's governing documents say about common elements and units. A leak from a roof or shared pipe may be treated differently from a leak inside one unit. Read the declaration and bylaws, notify the association in writing, and talk to your insurer. This site doesn't give legal advice.

Can I keep renting my unit to guests while mold is being handled?

That is between you, the company doing the work and any rental rules that apply. For a licensed job of 25 or more contiguous square feet, the remediation company sets up containment, works to a written protocol, and a separate assessor checks the result before the area is cleared. Ask both companies how long the area will be off limits.

How do I keep a vacation unit from getting musty between guests?

As general guidance, don't shut the AC off or set it very high while the unit is empty in summer. Dew points average about 74°F in June through August (NOAA 1991–2020), so a warm, closed unit can stay damp. Check under sinks, the AC closet and closets on outside walls at each turnover, and act on musty smells early.
