Signs of mold on or inside a wall

  • Dark spotting low on a wall, behind furniture or inside a closet
  • Paint that bubbles, peels or looks stained from behind
  • Baseboards or trim that swell, separate or feel soft
  • A musty smell concentrated in one room or along one wall
  • A wall that feels cool and damp, or reads wet on a moisture meter
  • Staining under a window after wind-driven rain

What you see on the surface may be a small part of the job. If you are not sure how far it goes, start with a mold assessment.

Where the water behind the drywall comes from

Plumbing and AC leaks

A pinhole leak in a supply line, a dripping drain under a sink, or an AC condensate line that backs up can soak a wall cavity slowly. As general building science, the insulation inside holds that water against the back of the drywall, out of sight.

Slab leaks

Most homes here are slab-on-grade. In the region that includes Texas, 97.9% of new single-family homes started in 2024 were built on slabs (NAHB, Aug 2025); no Coastal Bend-only figure exists. A leak in a line under or in the slab can wick up into the bottom of the walls, which is why mold often starts at the baseboard.

Storm surge, flooding and wind-driven rain

Hanna's July 25, 2020 landfall on Padre Island pushed a 6.24 ft surge at Bob Hall Pier and inundation of 3 to 5 ft above ground in parts of Corpus Christi Bay, Nueces Bay and Aransas Bay, according to the National Hurricane Center. Harvey in 2017 brought generally 1 to 3 ft to Corpus Christi Bay and much higher water in the back bays near Port Aransas. Water that sat in a wall for days is a different job from a small leak; the hurricane and flood mold page covers storm timing, insurance and permits.

Condensation in over-cooled rooms

Corpus Christi summer dew points average about 74°F (NOAA 1991–2020, Corpus Christi International Airport). As general building science, a wall surface kept much cooler than that, behind a dresser in a cold bedroom or along an exterior wall, can collect condensation and grow mold without any leak at all.

Older homes and raised homes

The City of Corpus Christi's median home was built in 1982 and 46.1% of its housing predates 1980 (ACS 2020–24 5-year). In the 78404 ZIP area around Del Mar and Ocean Drive, the median build year is 1954. Robstown's median is 1970, with 79.8% built before 1980 (same series). Older walls bring two extra questions for the company: in homes built before 1978, ask about lead-safe work practices, and ask whether old texture or joint compound should be tested for asbestos before anyone cuts.

Older homes and many coastal homes are raised rather than built on a slab. In a pier-and-beam home, moisture in the crawl space can reach the subfloor and the bottom of the walls, so a wall problem may really be a crawl space problem. On Padre Island and in Port Aransas, many elevated homes have enclosed ground floors below the flood elevation, and those enclosures can be a place where mold follows flooding. Ask companies to look below the floor when growth sits low on interior walls.

What wall mold work typically involves

  1. Map the moisture

Meter readings along the wall, and sometimes a small inspection hole, show how far the water traveled.

  2. Protocol for larger jobs

At 25 contiguous square feet or more, a licensed assessor writes a protocol; a different licensed company writes the work plan and notifies TDLR.

  3. Contain and cut

The room is sealed with plastic and run under air filtration. Drywall and insulation with growth are cut out and bagged.

  4. Clean and dry the framing

Studs and the slab or subfloor are cleaned and dried to the protocol's target before anything is closed up.

  5. Clearance, certificate, rebuild

The assessor performs clearance, you receive the Certificate of Mold Damage Remediation within 10 days, and then new drywall goes in.

Mold cleanup itself usually isn't permitted work, but rebuilding often is. In the City of Corpus Christi, including Flour Bluff and Padre Island, interior remodeling and foundation repairs use Form 1003, plus an elevation certificate in a floodplain; foundation repair also needs an engineered sealed foundation plan. Elsewhere, check with your city building department.

Insurance follows the cause of the water. TDI says most home policies cover sudden and accidental water release but not a continuous leak, and most don't cover flood; flood policies usually have a 30-day waiting period. Many policies cap or exclude mold; check your declarations page.

Texas mold rules

Texas requires TDLR licenses for mold assessment and remediation work on 25 or more contiguous square feet (Occ. Code §1958.101–.102). Verify any company at tdlr.texas.gov/LicenseSearch.

In Texas, the company that assesses your mold and writes the protocol cannot be the company that removes it on the same project, and one owner can't hold both (Occ. Code §1958.155).

Under 25 contiguous square feet, a homeowner can clean it themselves or hire anyone. At 25 sq ft or more, hired work needs licensed companies, a written protocol, a work plan, TDLR notification (5 days ahead, or the next business day in a water-damage emergency), a clearance assessment, and a Certificate of Mold Damage Remediation within 10 days.

Ask for the Certificate of Mold Damage Remediation (TDI form MDR-1). Insurers can't make underwriting decisions based on remediated mold damage when you have it (Ins. Code §544.303), and you must give buyers copies from the last five years (§1958.154(b)).

Questions to ask every company

  • What are the TDLR license numbers for the assessor and for the remediation company?
  • Where is the water coming from, and who repairs it: plumber, roofer or HVAC contractor?
  • Will I get the protocol and work plan in writing before work starts, with cut lines marked?
  • Is drywall replacement included, and who pulls any rebuild permit?
  • For a pre-1978 home, how will you handle lead and possible asbestos?
  • Will I receive clearance results, photos and the Certificate of Mold Damage Remediation for my insurer?

Wall and drywall mold questions

Can mold grow inside a wall without showing on the surface?

Yes. A slow leak from a supply line, an AC condensate line or a window can wet the back of the drywall and the insulation for a long time before paint stains or bubbles. A musty smell, baseboards that swell or a wall that reads wet on a moisture meter are common clues. A licensed assessment can map how far moisture runs before anyone cuts.

Does moldy drywall have to be cut out?

Not always, but often. On a Texas job of 25 contiguous square feet or more, the separate licensed assessor's written protocol decides what is cleaned and what is removed. Companies commonly remove porous material such as drywall and insulation that has growth or stayed wet, then clean and dry the framing. Ask each company to show where its cut lines come from.

How much does it cost to remove mold from walls?

Fixr's published national estimate for walls is $1,000–$12,000 (Aug 2025), a wide range because one stained patch and a room cut open after a flood are different jobs. This Old House puts typical remediation at $10–$25 per square foot (Mar 2026). Drywall replacement, paint and permits are often extra. Your quotes come from independent companies, not this site.

Do I need a permit to replace drywall in Corpus Christi?

Mold cleanup itself usually isn't permitted work, but rebuilding often is. The City of Corpus Christi uses Form 1003 for interior remodeling and asks for an elevation certificate in a floodplain. Its residential page does not spell out a drywall-only rule, so ask Development Services about your job. Outside the city, check with your city building department.

My older home is on pier-and-beam. Does the crawl space matter?

It can. Most homes here are slab-on-grade, but older homes and many coastal homes are raised. In a raised home, water under the floor can wet framing, subfloor and the bottom of walls. Fixr and This Old House both put crawl space mold remediation at $500–$2,000 (national estimates). Ask companies to check the crawl space when wall mold sits low.
