Do You Need Mold Testing? When It Helps in Corpus Christi, TX

A musty smell in a Corpus Christi, TX home sends a lot of people looking for a mold test. Sometimes a test is the right call. Often it is not, and the money is better spent finding the water. This guide explains what Texas law counts as mold assessment, what TDLR says about testing, when sampling earns its cost, and what published prices look like.

Corpus Christi Mold Remediation is a free quote service, not a mold company. You describe the problem once, and independent mold inspection and remediation companies may reply with quotes. Some of those companies may pay to receive requests, and they reply on their own schedules.

Inspection, testing and assessment: what the words mean in Texas

Texas law uses one umbrella term. Occupations Code §1958.001 defines mold assessment as "(A) an inspection, investigation, or survey of a dwelling or other structure to provide the owner or occupant with information regarding the presence, identification, or evaluation of mold; (B) the development of a mold management plan or remediation protocol; or (C) the collection or analysis of a mold sample."

In everyday terms:

  • Inspection is the walk-through: looking for growth and stains, checking moisture, tracing the water.
  • Testing is sampling: air samples, or tape and swab samples from a surface, sent to a lab.
  • A protocol is the written plan for removal, which a licensed assessor writes on larger jobs.

Texas requires TDLR licenses for mold assessment and remediation work on 25 or more contiguous square feet (Occ. Code §1958.101–.102). Verify any company at tdlr.texas.gov/LicenseSearch.

What TDLR says about mold testing

TDLR's FAQ says: "Generally, it is not necessary to identify the species of mold growing in a residence," and "testing to determine what kind of mold is present is not required prior to remediation or cleaning." If you can see the mold and you know where the water came from, the next step is usually a plan to fix the source and remove the growth, not a lab bill.

Rule of thumb: testing answers questions. If you do not have a question a lab can answer, you probably do not need the lab. You still need the water source found and fixed.

When mold testing is worth it

  1. You smell it but cannot see it

A closed wall cavity, a slab-level leak or an AC closet can hide growth. Sampling paired with moisture readings can help decide whether to open a wall.

  2. Clearance after a licensed job

On a job of 25 contiguous square feet or more, a licensed assessor returns after the work. The certificate the remediator issues must include a mold-assessment licensee's statement that "the mold contamination identified for the project has been remediated as outlined in the mold management plan or remediation protocol" (Occ. Code §1958.154(a)). Whether the assessor uses samples for that check is set by the protocol, so ask.

  3. You need documentation

A landlord-tenant dispute, an insurance claim or a home purchase can call for a written report. See mold inspection when buying a home in Texas.

  4. The AC system is the suspect

When musty air comes from the vents, an HVAC test can help before anyone pays for duct work. Our AC and HVAC mold guide covers the usual causes.

  5. A doctor asks for it

That is a medical question. Follow your doctor's advice. A mold test is not a diagnosis, and this site does not give medical advice.

Why so many Corpus Christi homes smell musty

The air is the main reason. NOAA's 1991–2020 normals for Corpus Christi International Airport show about 32 inches of rain a year, with September the wettest month, about 123 days a year at 90°F or hotter, and summer dew points averaging about 74°F. As general building science, any surface cooler than the dew point can collect condensation: AC ducts and air handlers in hot attics, supply registers, cold-water lines and the back of drywall in over-cooled rooms. That moisture is what feeds hidden growth, and it is why a good assessment spends more time on moisture than on samples.

How much does mold testing cost?

No current, reliable Corpus Christi price list was found, so the figures below are published national estimates from Fixr (updated Jan 2025).

ItemTypical published figure
Mold inspection with testing (typical range)$450–$800 (average about $500)
Inspection only$300–$600
Air test$500–$700
Surface (tape or swab) testing$150–$200

Fixr notes that hard-to-reach HVAC systems can push the cost to "as much as $1,500." For full remediation pricing, see the Corpus Christi mold remediation cost guide.

The assessor and the remover must be different companies

In Texas, the company that assesses your mold and writes the protocol cannot be the company that removes it on the same project, and one owner can't hold both (Occ. Code §1958.155). That rule protects you: the company that writes the scope of work is not the company paid to carry it out. If one company offers to test and then remove the mold on the same job, that is a reason to look elsewhere.

The 25 square foot line: Under 25 contiguous square feet, a homeowner can clean it themselves or hire anyone. At 25 sq ft or more, hired work needs licensed companies, a written protocol, a work plan, TDLR notification (5 days ahead, or the next business day in a water-damage emergency), a clearance assessment, and a Certificate of Mold Damage Remediation within 10 days.

A patch of about 5 by 5 feet is 25 square feet. A small spot on a bathroom ceiling usually falls well under it. Mold behind a wet wall often does not. Owner exemptions exist: owners of residential property with fewer than 10 units are generally exempt at any size (§1958.102(e)), and owners and tenants doing their own work under 25 square feet do not need a license. Those exemptions do not cover the companies you hire.

Questions to ask before you book a test

  • What is your TDLR mold assessment license number? (Check it at tdlr.texas.gov/LicenseSearch.)
  • What question will the samples answer, and how many do you plan to take?
  • Will you take an outdoor comparison sample?
  • Will you write a remediation protocol if one is needed, and what does it cost?
  • Is a post-remediation clearance visit included or priced separately?

When removal is needed, the next step is a separate licensed remediator. Our mold removal guide explains containment and what the work involves, and mold inspection and testing in Corpus Christi covers the assessment side. To get quotes, describe the problem once or call (361) 247-3040.

Frequently asked questions

Do I need a mold test if I can already see mold?

Usually not. TDLR says it is generally not necessary to identify the species of mold growing in a residence, and testing to determine the kind of mold is not required before remediation or cleaning. A licensed assessment still matters for jobs of 25 contiguous square feet or more, because Texas requires a written protocol and a clearance assessment.

How much does mold testing cost in Corpus Christi?

No current Corpus Christi price list was found. Fixr's national figures (Jan 2025) put a mold inspection with testing at $450 to $800, an air test at $500 to $700 and surface testing at $150 to $200. Quotes come from independent companies, not this site.

Can the company that tests for mold also remove it in Texas?

Not on the same project. Under Occupations Code §1958.155, a license holder may not perform both mold assessment and mold remediation on the same project, and one person may not own an interest in both companies on that project.

Who checks the work after mold remediation?

On licensed jobs, a mold assessment licensee signs a statement on the Certificate of Mold Damage Remediation that the mold contamination identified for the project has been remediated as outlined in the protocol. The remediator must give the owner the certificate within 10 days of finishing.
