How Mold Remediation Works in Corpus Christi, TX
A licensed Texas mold job follows a set path: a licensed assessor writes the plan, a different licensed company does the work, and the assessor checks it before you get a certificate. Here are the seven steps, from your first request to the paperwork you keep.

The short version
Find the water. Map the mold. Contain the area. Remove what is moldy and clean what can be cleaned. Dry it and fix the source. Have someone independent check the result before the walls go back up.
Corpus Christi Mold Remediation is a free quote service and does none of this work. The steps below describe what independent mold companies in Corpus Christi, Texas and the Coastal Bend typically do on a licensed job, so you can read their quotes with a clear picture of the work.
Under 25 contiguous square feet, a homeowner can clean it themselves or hire anyone, and the licensed steps below don't all apply. At 25 sq ft or more, hired work needs licensed companies, a written protocol, a work plan, TDLR notification (5 days ahead, or the next business day in a water-damage emergency), a clearance assessment, and a Certificate of Mold Damage Remediation within 10 days.
The seven steps of a licensed mold job
Describe the problem
Use the free quote form or call. Say where the mold is, roughly how big it looks, what got wet and when, and whether you own a house, own a condo or rent. Photos can come later.
Companies reply
Independent mold companies that work in Corpus Christi and the Coastal Bend contact you to ask questions and set up a visit. Companies reply on their own schedules, and they may pay to receive requests. You never have to hire any of them.
A licensed assessor inspects and writes a protocol
For mold of 25 or more contiguous square feet, a TDLR-licensed mold assessment consultant inspects the home, finds the moisture, may take samples and writes a remediation protocol for the job. Check the assessor's license at tdlr.texas.gov/LicenseSearch.
A different licensed remediator quotes and does the work
A TDLR-licensed remediation company, not the assessor, quotes the job, writes a work plan that follows the protocol, and notifies TDLR at least 5 days before starting, or by the next business day in a water-damage emergency. The crew sets up containment, removes or cleans the mold and dries the area.
Clearance assessment
When the work is done, the assessor comes back to check that the mold identified for the project has been remediated as the protocol describes. Ask whether clearance is included in the assessor's fee.
Certificate within 10 days
Within 10 days of finishing, the remediator provides the Certificate of Mold Damage Remediation (TDI form MDR-1), with the assessor's statement. Within 10 days of the project stop date, the remediator also provides copies of the required before and after photos.
Keep the records
Keep the protocol, work plan, photos, invoices and certificate. If you sell, Texas law requires you to give the buyer copies of certificates issued in the last five years (§1958.154(b)).
Why two companies?
In Texas, the company that assesses your mold and writes the protocol cannot be the company that removes it on the same project, and one owner can't hold both (Occ. Code §1958.155). The idea is simple: the person who decides how much work is needed, and later signs off that it was done, should not profit from doing it.
That means a licensed job has two sets of paperwork and two bills. It also means you should be wary of anyone who offers to test, remove and clear the mold all under one roof on the same project.
Check both licenses
Texas requires TDLR licenses for mold assessment and remediation work on 25 or more contiguous square feet (Occ. Code §1958.101–.102). Verify any company at tdlr.texas.gov/LicenseSearch. TDLR's own figures list 5,646 mold licensees statewide for fiscal year 2025, across assessor, remediator, worker and laboratory license types, so look up the specific company and person, not just the trade.
What happens during the work
Every protocol is written for the job, so details vary. On most remediation jobs you can expect:
- Containment. Plastic sheeting seals off the work area, vents are covered, and air filtration helps keep spores from drifting into the rest of the house.
- Removal. Moldy drywall, insulation, carpet and pad are usually cut out and bagged. Hard surfaces like framing and concrete are cleaned.
- Drying. Fans and dehumidifiers bring the materials down to a dry reading before anything is closed up. In a humid Coastal Bend summer, this step matters.
- Fixing the source. A roof leak, plumbing leak or AC drain problem is repaired, often by a separate trade. Cleaning mold without fixing the water rarely lasts.
- Photos. Texas rules call for before and after photos, with copies to the owner within 10 days of the project stop date.
In older homes, ask whether lead paint or asbestos could be disturbed. About 46% of homes in the city of Corpus Christi were built before 1980 (Census ACS 2020–2024 5-year).
After a storm, and after the work
After a hurricane or flood, dry what you can, photograph everything and call your insurer before tear-out. Texas's home solicitation law (Bus. & Com. Code ch. 601) generally lets a consumer cancel many in-home sales until midnight of the third business day after signing; ask whether it applies to your contract. As general advice, verify the TDLR license, get the protocol and work plan in writing, and don't pay in full upfront. More on mold after hurricanes and floods.
Once the certificate is in hand, rebuilding starts. Mold cleanup itself usually isn't permitted work, but rebuilding often is. In the City of Corpus Christi, interior remodeling, roofing and foundation repairs use Form 1003, plus an elevation certificate in a floodplain, and coastal rebuilds may need a TDI windstorm (WPI-8) inspection. Elsewhere, check with your city building department.
